About This Calculator

How the Home Building Cost Estimate Works

The HomeAdvice calculator provides an early-stage estimate based on the size of the proposed home and the type of builder selected. Volume builders typically achieve lower construction costs through standardised designs, established inclusions and larger purchasing volumes.

Custom homes generally allow greater flexibility in design and specification, while luxury and architectural homes can involve premium materials, bespoke detailing and more complex construction.

Builder Type Indicative Rate Used
Volume / Project Builder $1,400 – $2,100/m²
Custom Home Builder $2,400 – $3,600/m²
Luxury / Architectural Builder $3,800 – $5,500/m²
Please note: These figures are intended for general planning purposes rather than as a builder quotation. Actual pricing varies according to location, design, specifications, site conditions, engineering, developer requirements, upgrades and builder inclusions. Land purchase costs are not included.
